At Southwest Management of Arizona we provide the full array of services you would expect from an experienced and knowledgeable real estate management firm. From staffing to maintenance to accounting we do it all. Our management staff commits nearly a century of combined experience in the property management field to our clients on a daily basis.

We qualify all prospective resident and commercial tenants utilizing credit reports and background checks. We complete lease agreements at competitive rates, collect monies when due and manage problems when they arise. Should it be necessary, we complete all the paperwork for a proper and legal eviction as well as appear in Court with an attorney as required by law.

We provide 24/7 supervision for all our clients large or small. Depending on the size of your investment, you may or may not need on-site managers, leasing and maintenance personnel. If you do, we provide training and supervision to insure the best result possible while handeling all the necessary employee payroll and tax reporting. For our commercial or smaller clients whose properties do not require onsite personnel, we maintain good relationships with outside licensed vendors such as HVAC repairmen, electricians and plumbers as well as unlicensed handyman where services are applicable. We prepare and submit all required 1099’s.

Depending on size, we provide a weekly status report of your properties occupancy and expected vacancies. On a monthly basis our accounting department prepares financial reports consisting primarily of a Cash Flow Statement, Rent Roll, Security Deposit Report, Balance Sheet, reconciled Bank Statement and copies of all paid invoices. For our commercial clients we prepare and bill tenants their monthly CAM charges.
